Once it fails, every flush can let a little water seep into the subfloor, and the damage isn't visible until it's serious.
We pull the toilet, inspect the flange, replace the seal, and reset the toilet securely so it doesn't rock. If the flange itself is broken or corroded, we repair or replace it so the new seal lasts.
